The Peninsula Club, the HOA, and the marina

Three separate organizations, three separate sets of rules and fees, and one very common misunderstanding. Here is how the amenity structure at The Peninsula actually works.

The Peninsula Club in Cornelius is a separate membership organisation from the homeowners association.

Three entities, clearly separated

Almost every misunderstanding about The Peninsula traces back to treating the community, the club, and the marina as one organization. They are not, and the distinction has real financial consequences.

Who does what at The Peninsula
EntityRole
Homeowners / property owners associationGoverns the residential community: covenants, common areas, architectural review, and assessments owed by all owners.
The Peninsula ClubPrivate membership club operating golf, racquet, pool, and clubhouse dining. Optional, with its own application, categories, and dues.
Marina / yacht clubSeparately operated boating facility with its own slip agreements, fees, availability, and rules.

What the club operates

The Peninsula Club is the social and recreational center of the community. Its principal facilities are:

  • Golf. An 18-hole championship course threaded between lake views and mature hardwoods, with practice facilities and an active competitive and social calendar.
  • Racquet sports. Tennis and pickleball programming that is among the more active in the Lake Norman area, with clinics, leagues, and junior instruction.
  • Aquatics. A pool complex that becomes the community's daytime center in summer, with swim programming for families.
  • Clubhouse dining and events. Casual and formal dining plus a year-round calendar of member events.

Facilities, programming, and hours are set by the club and change over time. Treat this as an orientation, not a current schedule — the club and amenity guide covers how members typically use it across a year.

How membership works

Private clubs of this type generally offer tiered membership categories with differing access, initiation requirements, and dues, and they often manage availability through caps or waiting periods. The Peninsula Club operates its own version of that structure and controls it independently of any real-estate transaction.

This site deliberately does not publish membership categories, dues, or initiation figures. Those numbers change, and a stale figure repeated online causes real harm to buyers making decisions. If membership matters to your purchase, contact the club directly and get current terms in writing before you go under contract.

The Peninsula golf course

The 18-hole championship course is the club's best-known amenity and the feature most often searched for by name. It threads through the community between lake vistas and mature hardwoods, which is unusual: most courses in the region sit inland, and the water views on this one are part of the routing rather than a distant backdrop.

A few points that matter to buyers rather than to golfers:

  • Course access follows membership, not address. Owning a home on a fairway does not confer playing privileges.
  • The course is permanent open space. Fairway frontage buys a sight line that cannot be built out — one of the durable value drivers covered in our golf course homes guide.
  • Maintenance starts early. Mowing and blowing begin around first light in the growing season. Visit at dawn if that matters.
  • Tee times, guest policy, and practice facilities are set by the club and change over time. Confirm them directly.

We do not publish membership categories, initiation figures, or dues here. Those change, and the club is the only accurate source for them.

What the association handles

The community association is the entity that affects every owner regardless of club participation. Its typical responsibilities include enforcement of recorded covenants, maintenance of common areas and entries, architectural review of exterior changes, and collection of assessments.

Architectural review is the part most owners encounter first. Exterior paint, roofing, hardscape, fencing, landscaping, additions, pools, and dock modifications commonly require approval before work begins. Never plan a project on the assumption that it will be approved — see the renovation guide for how to sequence it properly.

Governing documents, current assessment amounts, and review procedures should be obtained from the association itself. This is an independent editorial site and is not the association.

The marina and yacht club

The marina on the peninsula is a distinct facility with its own operator, slip agreements, fee schedule, and availability. Slip access is not a benefit of home ownership and should not be assumed as a benefit of club membership either.

For buyers who intend to keep a boat but are not buying waterfront with a permitted private dock, slip availability is a due-diligence item worth resolving early — availability fluctuates. The boating and lake access guide covers the practical options.

What to verify before you buy

  • Current club membership categories, availability, and full cost structure — from the club.
  • Whether any membership associated with the property transfers, and on what terms.
  • Current association assessments and any pending special assessments — from the association.
  • Architectural review requirements for anything you plan to change.
  • Marina slip availability and terms, if you need one — from the marina operator.

Get each of these from the responsible organization rather than from a listing, a neighbor, or this website.
