Who publishes this guide

The Peninsula Guide is an independent editorial resource covering The Peninsula at Lake Norman in Cornelius, North Carolina. It is written and maintained by long-time Lake Norman residents and building, design, and real-estate practitioners who work in this market daily. It is not the homeowners association, The Peninsula Club, the marina, or the developer, and it does not speak for any of them.

What we cover — and what we don't

We cover the durable, slow-moving facts of the community: how the enclaves differ, how the shoreline and docks behave, what building and renovating here actually involves, how club and amenity life fits into a week, and what relocating to Cornelius feels like across the seasons.

We publish no property listings, no IDX search, and no pricing feeds. Where we describe market behavior, we describe patterns rather than quoting live inventory, because live inventory goes stale faster than an editorial page can honestly track it.

How we source

• Direct observation and lived experience in the community and on the lake.
• Practitioner knowledge from custom builders, designers, technology integrators, and brokers active in this specific submarket.
• Publicly available governing material — covenants, architectural review procedures, shoreline-management rules, and municipal and county resources — read at the source rather than paraphrased from secondary coverage.
• Conversations with residents about the parts of living here that documents never capture.

Where a fact is set by an authority that can change it — the association, the club, the lake-management authority, the school district, or a permitting office — we say so and point readers to that authority instead of freezing a number in place.

Accuracy and review cadence

Every guide and pillar page carries a review date. Pages are reviewed at least twice a year, and immediately whenever we learn that a rule, process, or condition has changed materially. Ranges, timelines, and cost structures are presented as ranges precisely because they move; they are orientation, not quotations.
